Here’s what you need to know first:

 

On the initial consultation at your home (thirty minutes to one hour):

All persons listed as owners of the property must be present.

We will review the “Working with Real Estate Agents” brochure provided by the NC Realtor’s Association, so that you understand clearly “Agency” (very important!)

Review my Introductory brochure

Review the Coldwell Banker Triad Credo, which we take very seriously

Take the “nickel tour” of your home

Explain Coldwell Banker Triad’s superior marketing, including our exclusive Digital Marketing Plan and our Seller Services Guarantee (no one can match these!)

Complete the pre-listing questionnaire

 

For our second consultation at your home (one to two hours for under 2000 sq ft):

You will need to gather:

Your current home financing information or mortgage statement

Your deed and/or plat map, and any appraisal information

Keys needed for access to your home (please make a spare set!)

Prepare your home to be photographed (I can help with this, too)

We will review my custom marketing plan for your home.

Review my custom Comparative Market Analysis (CMA) of your home.

Review the NC standard “Exclusive Right to Sell” listing agreement.

Review other documents required to list your home, including:

NC Seller’s Disclosure Statement

Coldwell Banker Material Fact Disclosure

Home Warranty information for liability reduction and buyer confidence

Home Inspection/Repair information for buyer confidence

Measure your home’s interior and exterior (weather permitting).

Photograph your home (weather permitting).

 

Please note: at your request the initial and second consultations may be combined, however this is not the ideal for obtaining an accurate CMA or marketing plan for your home. Other real estate agents will try to “buy” your listing by promising you an artificially low commission and an artificially high sales price, and then put the papers in front of you-be sure you know that what you are doing is in your best interest.

 

At a later appointed time a secure state of the art electronic lockbox, exterior yard signs, and possibly a Coldwell Banker brochure box will be placed at your home.

 

A simple easy to use on-line Listingbook account will be set up for you. You may use this to communicate with me, as well as to monitor the interest in your property and keep track of the competition. Be sure to let me know if you desire the “Morning Report” feature or not. If you do not use the Internet, other arrangements will be made.
