Thinking of Buying a brand new home?

With so many options on the market today, many discriminating buyers are considering a new home.  Driving through the Triad, one can see dozens if not hundreds of directional signs on the weekends, all pointing to nearby sales models of new home subdivisions.  The temptation is great to simply drive over, take a look, and sign up. 

But if you will notice, there is almost always a small sign on the wall or on display in such model homes: "The Agent on Duty Always Represents the Seller."  This is the most important thing you should consider when searching for a new home!  Who will represent you?  You should be certain to visit new home communities with your REALTOR Buyer Agent, preferrably one with the ABR designation.  Such agents will represent your interests in the purchase of your new home.

This is critical especially when you are signing a pre-construction sales contract, since sometimes builders cease operations and cannot complete the home in a timely manner.  It is also critical when purchasing an already complete new home, since defects and mistakes can be easily overlooked.  Sometimes the builder's sales contract can be one-sided, and biased towards the builder/seller's interest.

So, if you are thinking of new, please think of your Buyer's Agent first!
